Tenant screening & placement.
Have a rental currently vacant or coming available? Let our years of experience work for you. We market, show, and fill your available units — applicants arrive with references and verified employment and income.
For local owners, we like to meet at the property — becoming familiar with the home, gathering details, and capturing quality photos and video. Out of the area? No problem. We arrange access and coordinate by phone or email.
We build your listing together — accurate descriptions, features, amenities, and sharp interior and exterior photography. Featured on our site and syndicated across a full collection of listing sites including Zillow.
Our goal is to reduce — even eliminate — vacancy. We often show units well before the current tenant moves out, delivering qualified applicants along with a one-month deposit as earnest money to hold the unit.
Applicants are evaluated for employment and income, rental history and references, credit, and financial assets. Qualified cosigners are required when minimums aren't met — best positioning all parties for a successful tenancy.
Once screening is complete, we present applications for your review. On acceptance, we deliver the one-month rent deposit along with all necessary new tenant information.
Owners can use their own lease contracts, or — for an additional fee — we prepare and execute leases and supporting legal documents with new tenants using state-of-the-art electronic signature platforms.
